LOCATION:
This property is 8 miles west of El Campo and 7.5 miles north of Louise and Highway 59. It is located on CR 361, 1.3 miles west of FM 1160 by way of county road 388.
DESCRIPTION AND IMPROVEMENTS:
Rectangular in shape with ¼ mile of frontage on CR 361. The property has approximately 42 acres of oak timber with the balance being farmland or native pasture. The property is fenced and cross fenced into multiple pastures, with the fence being in new to excellent condition. In addition, there are three very functional tin barns each with one or more lean to/sheds, in varying degrees of repair. WATER:
An irrigation well is located in the northeast corner of the property. The well is fully equipped with pump, motor, gear head and diesel tank. The condition of the well and equipment is unknown, but it is reported to have been in good working condition at the time the current owners quit farming the property. Additionally, there is another irrigation well that that has been capped off and no longer in service, but could possibly still be productive. The two wells are connected together with a PVC underground irrigation system, complete with stand pipes at each well and risers to distribute the water. A domestic water well supplies water to the house, cattle pens, barns and pastures.
AGRICULTURAL & RECREATIONAL USE:
This property is currently being used for pasture. It was once an irrigated rice farm and could easily be converted back into farming, as the soil type is conducive for rice or row crop farming, There are approximately 68.09 acres of historical farmland. This tract is operated out of the Wharton County USDA / FSA Office under farm number 8555. This is excellent pasture and farmland with an added recreational value in deer and dove hunting. Located at the wooded area there is an existing 2 acre pond and room for developing a much larger duck pond. Approximately 1 mile of all-weather gravel road runs the full length of the property for access to the timber area as well as the lake or pond. The owners report that 2 -3 deer scoring in the 160’s have been harvested in recent years.
COMMENTS:
The majority of the soils are Bernard Edna Complex and some Edna Fine Sandy Loam. The property does not appear to be located in any flood hazard zone, but a potential buyer needs to make that determination from his own research. This tract is conveniently located close to El Campo, Louise and highway 59, with good county road access. This tract is good pasture land, which can easily be converted back into agricultural production. Deer hunting habitat is good along with the potential for a lake or duck hunting pond.
